The Delamarre is the first private sale plot to complete at Brent Cross Town—one of London’s most ambitious regeneration projects

Set alongside Claremont Park, the scheme delivers 170 one- to three-bedroom homes designed to support modern urban living, with a strong focus on quality, accessibility and long-term value. We were appointed to take the project forward from early concept, maintaining continuity from design through to delivery within a complex, fast-paced masterplan environment.

We progressed the Stage 2 concept through Stage 3 and led the project through delivery as Executive Architect and Lead Designer. Acting also in a client-side role, we ensured the original design intent was protected while responding to the practical demands of construction.

The architecture draws on an art-deco influence, expressed through a contemporary language of brickwork, bay windows and GRC detailing. The building’s C-shaped form creates a clear relationship with Claremont Park, while maximising daylight, views and private outdoor space for residents.

Our approach combined creative design with technical rigour. Working to BIM Level 2, we developed a coordinated digital model to support compliance, quality assurance and the Golden Thread of information. Off-site manufactured components were carefully integrated to improve build efficiency and consistency without compromising design quality.

Accessibility was embedded from the outset, with all homes designed to M4(2) standards and 10% meeting M4(3) wheelchair requirements. Shared spaces—including a residents’ lounge, coworking areas, private dining and a landscaped courtyard—support a more connected and flexible way of living.

The Delamarre sets a strong precedent for private sale homes at Brent Cross Town, demonstrating how design quality, technical delivery and commercial objectives can align.

By combining thoughtful architecture with a robust delivery strategy, we helped create a place that enhances everyday living—supporting accessibility, community and long-term resilience within a growing neighbourhood.
