Welcome Break set out to redefine the UK motorway service area experience at Junction 33 of the M1 in Rotherham. The brief was ambitious: deliver a complex, dual-site development that balances the operational demands of a major transport corridor with the comfort, wellbeing and convenience modern travellers now expect.

Split across both sides of the motorway and constrained by the M1 and adjacent rail infrastructure, the site required a carefully coordinated response. We led the delivery of the new motorway service area, working closely with Welcome Break to bring clarity, control and momentum to a complex, multi-brand scheme.

We coordinated HGV and public facilities across north and south sites, connected by a vehicular and pedestrian underpass, aligning diverse fit-out requirements and integrating building services across the development. Through targeted layout refinements and improved servicing and parking strategies, we enhanced traffic flow, operational efficiency and day-to-day usability.

We also helped future-proof the scheme through integrated EV charging and improved amenities. Now complete, Welcome Break Rotherham supports drivers, families and HGV operators alike — setting a new benchmark for commercially robust, people-centred motorway services.
