Located within the emerging Old Oak and Park Royal regeneration area, The Collective Old Oak was conceived as a bold response to London’s changing housing landscape.
Described as the world’s largest co-living development at the time of its completion, the 11-storey scheme brings together 323 apartments, shared amenities, co-working space and ground-floor retail in one connected urban hub.
Appointed post-planning as Executive Architect and Lead Consultant, we worked within a comprehensive design and build framework to translate an ambitious concept into a deliverable, commercially robust building. Our focus was clear: improve buildability and cost viability while protecting the strength of the original design vision.
We led significant design development, refining layouts, materials and detailing to create efficient, repeatable solutions that supported programme certainty and long-term performance. Collaboration was central—working closely with The Collective, Mace and the wider consultant team to drive value without compromise.
The result is more than a residential building. It is a carefully orchestrated living environment that balances privacy with community—combining shared workspaces, social areas and amenities to encourage connection. By aligning strong visual identity with technical rigour and commercial clarity, we helped deliver a scheme that reshaped perceptions of rental living in London.
