Royal Wharf Clubhouse forms the heart of Ballymore and Oxley Holdings’ wider vision for a holistic residential neighbourhood in London’s Royal Docks. Positioned centrally within the development, the 20,000 sq ft leisure complex was conceived as more than a gym—it is an extension of residents’ homes and a catalyst for community wellbeing.

Building on the original concept by David Morley Architects, we led the design development and technical delivery from RIBA Stage 3 to completion. Located within the ground floor of a residential building also delivered by our team, we ensured seamless coordination between structure and fit-out—protecting design intent while driving buildability and programme certainty.

The Clubhouse is organised around a 25m swimming pool set within a double-height glazed hall, drawing in natural light through feature louvres. A spa suite, sauna and steam rooms sit alongside changing facilities, while a contemporary gym overlooks the pool, connected by a sculptural staircase. Carefully selected materials, bold lighting and subtle references to the Royal Wharf brand create a coherent identity.

Integrated with the park, concierge and community centre, the Clubhouse strengthens the wider amenity network—encouraging movement, interaction and everyday wellbeing, progressive by design.
