The existing two-storey brick building, constructed in the 1960s, sat adjacent to Watford’s Intu shopping centre.
Our brief was to expand and reorganise the building to create multiple self-contained retail units across three levels, improve connections into the live shopping centre, and deliver a contemporary façade that respected the nearby conservation area. All of this had to be achieved within the constraints of an ageing concrete structure.
We began with a 3D point cloud survey and developed the scheme in BIM, giving the team precise knowledge of the existing frame and enabling early clash detection.
We removed the former upper floor and constructed a larger second storey, increasing the footprint by 15,000 square feet. At ground level, we created three independent units, with further units above. New escalators and stair cores link directly to the internal mall, improving visibility and customer flow.
Working closely with ISG and the wider team, we introduced a new façade that strengthens the high street while expressing Flannels’ premium identity.
The refurbishment maximises the value of an existing asset, increasing capacity and flexibility without wholesale replacement.
The result is a confident retail destination that enhances connectivity, supports commercial performance, and elevates the everyday shopping experience in Watford.
