A new chapter for an existing retail space

As part of Frasers Group’s continued investment in its Everlast Gyms portfolio, a former Argos unit in Livingston has been transformed into a contemporary fitness destination, bringing a diverse range of training facilities together under one roof.

The project presented an opportunity to give an existing commercial space a new purpose, adapting its layout and infrastructure to accommodate the requirements of a modern gym while delivering the distinctive Everlast brand experience.

Whittam Cox was appointed as Project Architects, working alongside Frasers Group and the wider delivery team to translate the client’s design vision and brand standards into a fully coordinated, buildable scheme.

Bringing together design, detail and delivery

Adapting the existing building required careful technical coordination, particularly around the extensive mezzanine floor support structure. Integrating the proposed gym layout within these constraints was a key consideration, requiring close collaboration between the architectural, structural and building services teams.

Our role was to bring together the various design disciplines, resolve technical challenges and maintain consistency with Frasers Group’s requirements. Working closely with contractor MCUK and the wider consultant team, we supported an efficient delivery process, responding to issues as they emerged while keeping the project aligned with its programme.

The completed gym spans two levels, with reception, lounge and weights facilities at ground floor level. The first floor accommodates additional gym and HYROX training areas, dedicated Hustle and Reformer studios, and supporting welfare facilities.

The arrangement brings together a variety of fitness experiences within the existing building, creating an environment that supports different ways of training and encourages members to make the space their own.

Giving existing space new purpose

Completed in October 2026, the new Everlast Gym has brought fresh activity to a former retail unit, creating a modern fitness destination for the Livingston community.

The transformation demonstrates the potential of adapting existing commercial buildings to meet changing customer needs, combining a distinctive branded environment with the technical coordination needed to deliver it successfully.

The project also builds on our developing relationship with Frasers Group, with our team continuing to support the Everlast Gyms portfolio through a further project in Dundee.

Together, these projects reflect our experience in delivering branded retail and leisure environments, bringing together technical expertise, collaboration and a clear understanding of our clients’ commercial and operational priorities.
