Canal 175 completes the final phase of the Brownhills strategic development plan within Tunstall’s Ceramic Valley Enterprise Zone. Built on the site of a former clay pit once serving the region’s brick and tile industry, the project transforms dormant brownfield land into productive industrial infrastructure.
Extensive remediation enabled the delivery of a 175,000 sq ft B8 warehouse designed to meet immediate operational needs while remaining flexible for future occupiers. Alongside efficient storage and distribution space, the building incorporates five storeys of office and staff amenity accommodation—prioritising workplace quality within a logistics setting.
A carefully planned service yard, dedicated lorry parking and electric vehicle charging infrastructure support safe, efficient and lower-carbon operations.
